Delmar Place: A 94-unit Assisted Living Facility
The developers of Delmar Place chose to construct a facility that not only provides its residents with the comforts of home, but also provides state-of-the-art energy efficiency technologies. They partnered with the New York State Energy Research and Development Authority (NYSERDA) to achieve their goals.
Project Need (problem)
High energy prices raise operating costs for New York's businesses. The addition of efficient systems and equipment can reduce a buildings monthly energy bills but will often raise the upfront cost of the project. Furthermore, without specialized assistance, a developer may not know the most cost-effective energy-efficiency improvements to implement in their project.
Project Solution
Under NYSERDA's New Construction Program, a technical consultant identified costeffective improvements to reduce energy consumption, decreased demands on the utility's distribution system, and improve comfort for the residents of Delmar Place. NYSERDA provided an incentive of $277,668 to help defray the cost. Improvements included a high efficiency water-source heat pump, variable frequency drives, a heat recovery system, improved insulation and windows, and high-efficiency lighting fixtures. These upgrades will result in an annual cost savings of $78,000 with a 1.66 year simple payback on the owner's investment.
